Thanks I am digging through details now.

The agent had multiple issues trying to figure out how to get it online. Historically it’s been with them since January.

Not so sure it’s about price. Clientele for an agent is just as important as anything. My concerns are less about price and more about getting it released from the broker and moved to a more competent agent.

Hey BP!

Having an issue and would appreciate some advice from the broader community.

I have a house listed with a Weichart agent and the agent has had the listing for close to 4 months now with no offers. The house is new construction is a great neighborhood/area of Bergen County. I noticed the agent struggled getting the house properly setup on Zillow and didn’t understand what Instagram was. He found me the house originally so I felt the right thing to do was relist it with him once the house was ready.

I have been telling the agent for the last few weeks that I am unhappy. He suggested I sell the house myself but he would still get a commission. I spoke with his broker today and the broker refused to release the listing unconditionally. He said “that is not what we do here.” He also stated “you can move it but you will still pay me if you sell it.”

I am reaching out to the community because I have never had this happen to me with all of the homes I have bought and sold. This seems relatively unethical. What are your thoughts?

Yes it would be - I was thinking buying the house like I would with any other flip through an LLC. Building it, then either selling or leasing it to myself.

Question -

When owning your own GC company building custom homes - at some point it would be time to build your own custom home to show your work.

What are the advantages as far as expenses to the business? Taxes? Etc.

What types of insurance do you get on your flip properties? Are there any goto companies for you?
