Hello BP, 

I have single family home renting to five individuals tenants. One of them vouch for additional prospect who I will add to the lease. After reviewing her application, she mentioned her pet chihuahua. That will make two pets in my rental unit. 

I personally don't mind allowing pets as long as I get the pets deposit plus our required security was one month rent ($2145). My question for those of you who rent your single family unit is, How pets would you allow? And what are questions to ask that additional prospect about the pet?

I am practicing analyzing deals using BP cash flow calculator. One thing that I've always struggled was to find annual property taxes amount to plug in. I tried county website and found ' Tax value $' and 'Assessed value $' info. What are those taxes? and how can I find or calculate annual property taxes on each property across the country? Thanks! 

Hi BP,

I hired a handy man to fix up our rental a couple months back. He doesn't have a contractor license or anything. There was a ceiling leakage that he was supposed to fix when I hired him but a few days ago my new tenants texted me that there's a leak on the same ceiling. He only bandaged the ceiling and called it good when he remodeled the property because he assumed that there's no issue with the plumbing. I told him to go fix the ceiling again, but it doesn't look like he's going to. What should I do??

Hi all! So our section 8 tenants moved out the 1st of this month but the housing agency still paid us for this months rent. Is it our responsibility to reach out to the agency and refund them the payment? I just assumed that the tenants reported to the agency that they are moving so they know to stop paying us. To be honest, I really don’t want to do anything about it because the tenants left us with $17k of repair!!! and it’s such a hassle trying to reach the agency. Any opinions and suggestions would be great! Thanks

Hello BP,

What appliances do we need to provide for our tenants? My realtor said no fridge or laundry machines because of liability issue, but throughout the years of renting myself I never had to bring in my own fridge and laundry machines. Any inputs are appreciated, thank you!
