Hey everyone, just wanted to post a quick update. I have been sending YL's out consistantly since 7/13.

I was able to pull and mail 121 letters to absentee owners that I found on the Tax Appraiser's website. I also sent out 63 letters to properties I found 'Driving For Dollars'. That totals 183 letters in 11 days. I recieved 17 call backs and approx. half left a message. I have reached out to all, but most where tire kickers. I have a close friend that is a Realtor and I have been sending him warm leads in exchange for quick responses on comps and MV estimates, which he has been great at providing me. What stinks is that I am sending him good investor leads, cause these AO's would be willing to sell at a discount and they already have tennants in their property...they are just not the "DEEP" discounts I am looking for. I wish I was able to start my buy and hold strategy, however this is great knowledge I will use when I do start and search for my own deals when it comes to holding.

I did receive a call from someone who recently lost their mother and was interested in selling the property. It was left to him in trust and he lives in CA and the property is in FL. He just called yesterday, but when I returned his call he did not answer, I will be following up with him again today to try and reach him.

I took everyone's advice and bought 300 leads from Listsource. Not as cheap as I was told. I spent 50$ on 300 absentee owners with 40-100% equity. I started mailing thoose out yesterday. I am going to run through this list, continue DFD's and locating off the Tax Appraisers website moving forward. I will also be adding bandit signs and I plan to get down to my local court house for info on probate records. The ones they offer online do not go into detail as for what was left in the estate nor did it give any contact info.

Anyways, just wanted to give an update, and thank everyone one more time for all the help and adivice. I hope to stay in touch with my first deal....I can just feel it!! :)

BP!! Just a quick question I am hoping someone can shed some light on. I have been searching through the Property Appraiser's website for Absentee Owners and I keep seeing these Trusts, Living Wills, Irrevocable/Revocables, Etc... and I was wondering what to make of these. How should I approach them, are they properties that I should be seeking info on (not that all are not). Really, how important are they for lead generation, hierchy so to speak.

I also have another question about the contracts used between me and the seller. Does anyone have any idea where I can find viable information on this as well as a place to download the type of contract I would need? Thanks in advance!!

Guys, thank you all for the wonderful feedback. I think since I am new at this game, it is a good way for me to dive in and really get to know my markey and target areas.

I spent two hours this morning going through about 10 different streets and was able to pull over 50 absentee owners (names and addresses) from my local property appraisers website. The process was suprisingly quicker then I expected, I will plan to keep updates on this feed for anyone interested in the results from this approach.

@Michael Quarles thank you for the series of letters, I will def. be tailoring thoose to my marketing campaign. Much appreciated!!

Any thoughts on generating some of your buyer list from this technique, ie sending them a letter to connect?? Just curious on your thoughts on that side of it. Thanks again!!

You are absolutely correct, there will come a point when your time will be better spent elsewhere. I guess, as I begin, I am thinking of any way to save me $$ no matter how big or small. However, .08/lead is pretty low and I am definitely going to be looking into llistsource.com.

I am sure this is nothing new here at BP, but thought I would post up to get any feedback on my thoughts.

I was locating owner names on my local tax appraiser website after I had just come back from "driving for dollars" in my wholesale jouney. I realized that not all the owners had the same address as the property. I then realized that I could just type in the street name and every home on that street would come up. Now I understand that this would be very time consuming, but for someone just starting out and not wanting to spend a lot of money on lists, this might be a great way to locate absentee owners. You would have to go through and record every home that had an owner address not listed as the same address as the property, but if you have the ability to be more educated on who you are sending your 'yellow letters' to thus increasing your return, sounds like a no brainer to me!!

I also noticed that some of these names had 'business' names on them as well, with an LLC at the end, some with 'investor' in the title of their business. I am making the assumption that these are investors and might be a good idea to send them a letter asking them if they would like to be on my buyers list (in so many words, ie an intro, 'your area wholesaler', business card, contact info, etc...)

Again, this sounds very time consuming, however I keep reading these lists are the most sought after ones in the wholesaling industry so why not take the time while starting out to build the list your self and save some money while building your leads (both buyer and seller).

I welcome any feedback, good or bad, on this process. And if this is a good process, I hope that I am able to help someone else learn something!!

They are new to Wholesaling and spreading a wealth of free information as they are becoming successful at it. They are located in FL but I am sure there techniques and advice can be taken anywhere. There approach and teaching technique is very easy to understand.
