Building An Absentee List
I am sure this is nothing new here at BP, but thought I would post up to get any feedback on my thoughts.
I was locating owner names on my local tax appraiser website after I had just come back from "driving for dollars" in my wholesale jouney. I realized that not all the owners had the same address as the property. I then realized that I could just type in the street name and every home on that street would come up. Now I understand that this would be very time consuming, but for someone just starting out and not wanting to spend a lot of money on lists, this might be a great way to locate absentee owners. You would have to go through and record every home that had an owner address not listed as the same address as the property, but if you have the ability to be more educated on who you are sending your 'yellow letters' to thus increasing your return, sounds like a no brainer to me!!
I also noticed that some of these names had 'business' names on them as well, with an LLC at the end, some with 'investor' in the title of their business. I am making the assumption that these are investors and might be a good idea to send them a letter asking them if they would like to be on my buyers list (in so many words, ie an intro, 'your area wholesaler', business card, contact info, etc...)
Again, this sounds very time consuming, however I keep reading these lists are the most sought after ones in the wholesaling industry so why not take the time while starting out to build the list your self and save some money while building your leads (both buyer and seller).
I welcome any feedback, good or bad, on this process. And if this is a good process, I hope that I am able to help someone else learn something!!
