I received a call yesterday from direct mail I sent out and it was a seller who has a mobile home that they want to get rid of ASAP I was wondering if anybody knows if its possible to wholesale a mobile home or if anybody in the Atlanta,Georgia area does mobile homes deals and would know what to do with this lead. Any insight is greatly appreciated.

@Michael Quarles Thanks for your replies i actually went back to the county tax website and was able to find out that the owners mailing address for the taxes is diffrent than the property address but it is a P.O box. What should i do from this point should i send them a letter,if so how do i word it also,they are paying the taxes and are curretn however on the county tax site it said there was a $9.29 County Sales Tax Credit is this a good or bad thing.

Recently I found a property in a neighborhood and I'm sure that it is vacant no one has been there in months and also the grass is over grown how do i go about finding who the owner is and getting in contact with them. I checked the tax accessors website and i have found the name of the owner but no address or phone number.

Recently I have seen alot of ads and people claiming to have properties that are 40%-60% under market value. I would like to know how these people are acquiring these properties and also are they assigning the contract in these properties or how does it work exactly. I am a newbie and I am just trying to gather as much knowledge as I can. This has been one thing i have been very curious about. I am in the Atlanta,Georgia market

Benjamin Z. I am in the same position you are in am 18 as well and i attend a community college i am thinking if transferring to a bigger school but i am not sure yet. In my opinion i think that the college degree itself isn't worth it but the college experience is and what i mean by that is the people you meet and the opportunity to network with like minded people and also the the bits and pieces of knowledge along the way that can be helpful. My plan is similar to your as well with the 4 plex and living in it while renting the other portions and also rent sfh's.
I have just graduated high school and i am looking to find out what is the best first investment in the atlanta area i should make in my real estate investing career.
