Steve:

If a file is in a PDF Format, you can always convert it to an excel sheet (Excel does it for you automatically most of the time) and you'll be able to sort quickly that way and send it out to your list without having to hire anyone.

If you don't have Excel, Google Docs is free and they have a killer Spreadsheet built in (which is what I use).

They say being young in RE has it's advantages... so kudos to you! As far as where to begin ith little to no money down, RichDadBlog.com is a great place to start. Robert K. gives seasoned advice on how to start acquiring RE the smart way.

Peter... do you live in Vegas? check out zillow.com. they have tons and tons of SFH in Henderson under 100k.

@ Tre... i have not played the new CashFlow 101 game yet but my hubby said it was a lot more in depth than the first as to the level of difficulty. I'm playing tonight and will get back to you.
@mike... where do you sign up for a game club? our town is pretty tiny and I'm not so sure people would have heard or it.

@Kevin and tre... if you go to the rich dad site, he has the "new" version of the game online. also, he has CashFlow 101 which is an extended more in depth game. I haven't won 101 yet, but I am working on it. I find it difficult to predict trends.... which could be why I stick with real estate rather than the stock market. ;)

My one and only go to source for getting virtual assistants is odesk.com. I have been using odesk for the past 3 years and have not had a single negative experience. I recommend them whenever I get the chance because not only are the reps helpful, but they're professional.

Thank you all for the detailed advice. It seems that renting a monthly vs a weekly is quite different.

Aaron: I love the idea of the split testing! One property as monthly and the other as a VR! Genius!

Jeff: I just did a background check on the VRBO and it seems like it would be quite beneficial to post there. As far as a bad rating, I can only imaging how much weight they carry. Thank you for the heads up. Have you had any negative experiences with VRs?

Marc: I think you and Aaron are on the same page as far as switching from monthly to weekly when the times are down. Great suggestion, thank you!

Chris: Do you have a property management company help you out by filling your VRs or do you do it yourself?
