Hello, just posting my listing. I currently have my listed for 25 and older and that Airbnb needs a government ID on file prior to booking. Does Airbnb confirm age or should I be asking for an ID to confirm myself? 

Looking at buying locks! What do you recommend? The cabin has spotty WiFi, so I’m not sure if I should get a fancy personalized code lock? Also don’t understand the z wave hub

Thank you! Seller ended up coming down to appraisal value but would not do any inspection repairs. We got a bid for some repairs and were ok agreeing to this. Anticipate closing the end of the month! 

Can anyone recommend a cleaner? 

Hi everyone, I posted we are under contract in Gatlinburg, and found out yesterday our appraisal came in under offer so we may need to head back down for a second hunt. Just waiting on seller to see what he’s willing to do. A cabin 2 doors down sold for 10k less than our offer, and we came in at list price. Discouraged, just ready to buy a cabin. 

I just added defiant keypad deadbolt with a key option at my primary residence and it works great! Was wondering this question as the internet can be spotty.

Following up, just listened to Avery’s podcast. We are putting %20 percent down to avoid Pmi. Listening, it sounds like I could do 10 and potentially buy another in a year after generating some income. Also, do you recommend a minimum number of days for a stay and doesn’t his voice art does urging the the year? I’m thinking we may try self managing first after talking. To a few people a and reading some of these posts! Thank you all! 

Hi all. I'm in Kelsey's boat. Just joined BP. Just did the drive from DC (and the guy is correct about VA police all the way down 81). Im a few years older, but we're under contract in Gatlinburg in the White Oak community. We vacationed in cobbly nob in August, but the idea just hit me watching hgtv on Thanksgiving Eve and we pulled the trigger. The market is very hot, out first choice was near the PF parkway but they accepted the other offer knowing we were going to look at the property a second time in 24 hours and probably put in an offer that afternoon, so the white oak one had a bigger living area for when family comes down for vacations as we also want to use it.

I’m looking now for a good tax accountant in Tennessee. I don’t understand the tax part/benefits of using a second home as a rental, and being active duty if I can become TN residents. 

I anticipate using a property manager at least initially. Unfortunately I can’t manage it myself at this time due to my current work/life obligations. I’ve only read two threads on here but am looking forward to learning. I figure I’m having a midlife crisis or making a smart move but you only live once so I’m ok trying this!
