I will be adding “the Greater Fool Theory” to my project analysis.

I can’t remember the number of times the thought crossed my mind that of I did not take what looked like a good deal— but then my numbers didn’t quite work— and I tried to force the numbers just because I knew someone else would buy it up in a split second if I turned it down.

I will be 48 next month and started just a couple of years ago. I am sooo glad I did!!

It's honestly never too late. Just take the reigns and go. It's just as scary and exciting now as it would have been 10 years ago or 20 years ago. I find my life experience impacts me in a very positive way on this REI journey.

Hi Ash, I am just seeing your message, did you find someone? I manage short term rentals and I know a realtor that is great with investors! Let me know if you want to jump on a call!

And ask about platting! I had to plat because I changed from a single family to a duplex (this was an unexpected expense). I would have been grandfathered in and not had to plat, if I had not changed it to a multifamily! 

Are you looking to Long Term Rent or Short Term Rentals (like AirBNB?).

I have done several flips- have one buy and hold and one wholesale- currently working on expanding my wholesale business— then back to flips again.

Eventually, I want apartment complexes and car washes!

I am an investor as well!

I have a property, duplex (not selling right now), in Government Hill near the Pearl.

Just as an FYI, that area is a good investment. Gray Street Partners has plans for a large development between Broadway/Oleander similar to Pearl in that side of town. So if looking for something that will appreciate and near downtown- that is a great area on which to focus!
