Thank you all for the responses. We have young children, so I suppose that is on my mind when thinking of a home with a pool. Do you write anything specific into the lease about liability of a pool?

My husband and I are actively looking for an investment property in TN. One on our list has good numbers, BUT it has a pool in the back. What liability would I have as a landlord if there were a pool accident while a tenant lived there? I have previously sworn off pools, but I like this house otherwise.

I moved from Memphis area to San Diego and hated it.  Our family is hopefully headed back to TN this summer.  We lived in and love Lakeland!

@charlesmoore It sounds like we are in a similar situation. My husband is a Naval Officer. We want to buy and hold. After being stationed in Millington, we are looking at purchasing in the Memphis area. We currently also live in Chula Vista. Perhaps we should all meet up?

Thanks Douglas, I suppose, I don't have an exact objective for that money.  We don't need it to live on.  If we didn't invest it in real estate, we would have it in mutual funds.

I guess I am thinking long term.  Is it better to purchase 1 house in cash and bring in the rent every month.  Or mortgage a home and bring in the smaller amount of monthly profit.  

Over the long term, is one strategy better than the other?  I do like Dustin's method mentioned above!  Anna

Thanks for the details on you method.  That sounds like a great plan for us.

I am going to get my real estate lisence, to have access to the MLS. My next hurdle seems to be finding the deal.

Thanks for the reply Douglas.

My first hope is not to make a foolish or obvious mistake with the money we do have.  We want it to grow over the long term.  We hope to purchase, buy and hold properties and keep them for years to come.

I don't want to end up cash strapped, by over investing the large sum. But perhaps it is better to purchase the home outright to avoid the interest that comes with a mortgage.

We also currently have two mortgages and will be buying a primary residence in another three years.  So, we are coming to the limit on our conventional mortgages.

Hello, I am new to Bigger Pockets and still learning about real estate investing

My husband and I flipped a house in 2006.  We were then scared by the crash.  We have since purchased two homes as our primary residence, that have since become rental properties as we are a military family.

We are looking to the future and how to diversify our investments for retirement and our children.  My husband is passionate about fixing flipping and finding deals.

We hope to keep our future investments in the Memphis area.
