Are there any RE investors in the KC area that have found someone willing to refi in less than 6 months?  I have done quite a bit of calling around and 6 months is the best I can find.  I am a newbie investor and don't have any strong relationships built with brokers in the area so maybe thats part of the reason why?

Is there any rule of thumb out there for estimating property insurance cost for a 2-4 unit property? 

I am planning to relocate back to the Kansas City area at the end of the year and I am hoping to purchase a multifamily to "house hack" upon moving back as my first investment.  I am looking for advice on real estate agents that are interested in working with new investors.  I am also curious to see if anyone has suggestions for local banks/credit unions that they use for financing.  Ideally I would like to eventually get into using portfolio lenders, so a bank/credit union that does that is a bonus.

I am a newbie REI and am wanting to purchase a property in Lawrence, KS. I am looking to purchase SFH or multi-families, 4 units or less. If anyone has suggestions for an agent, it would be much appreciated.
