Thank you for  your post. I did read those two, thank you for the tip and I found them really helpful. I have friends who live in Dallas and who owned a condo in BK, I sold it for them last year and for the money they got from a sale, they were able to invest in Dallas area and double the CF compared with what they were getting in BK. It was pretty convincing for me:) I hear here and there that Dallas is great, but has low vacancy. I also tried to navigate the are and find out the neighborhoods. Any neighborhoods you can recommend in DFW? Appreciate your response!

Just saw your message about Prospect Lefferts Gardens actually. I love the nighborhood, it is getting so much attention now and the prices have gone up there within the last few years. I am glad for you, I would move in that hood myself! I guess this is one of the few in BK where you could still get a good deal. Thank you for sharing the info and for the insight

@Ali Boone - thank you for the post and support!  where do you invest yourself? can you recommend hoods in Philly and Dallas that you think make sense?

Yeah I like that about NYC. I think the prices are still to high here, and they can eat away a lot of your c/f. If you only own 2-3 family brownstone somewhere in BK, you are not making that much, and it is even hard to save up. That is why I think I do not want to start here. It is a a different game when you get in to apartment complexes in NY, it makes much more sense to me if I were to invest in NYC.

@Adam K. - thank you for the tip, i was actually wondering how its done, and how other people get it highlithed in blue.

congrats on your deal, sounds awesome! I agree with you on appreciation point, I see it a lot  working with many  BK landlords, since I am an agent myself. There is also less risk here when the market crashes, as it happened in 2008. Yes, rents did go down for a year or two, but not as much as in other states.  There is some great forced appreciation happeneing in Bed Stuy Brooklyn. And I would love to buy in BK, but the prices are way too high for me personally:)
