Hi all, I am looking for advice on how to find an insurance that meets my specific situation. My husband and I own our condo and have homeowner's insurance, we are house hacking : started renting out a room to individuals for a minimum of 30 days. We have been looking into landlord insurance but since we live on the same property as our renters we're not sure how to get landlord and homeowners insurance for the same property. Has anyone had any experience with that? There's a huge movement of ADU's here in SoCal, the addresses stay the same for the SFH and the ADU typically, so I would imagine there should be an insurance on the market for this type of scenario.

thank you everyone for your inputs! I've been able to connect with some great agents in Tennessee so far since my original post. We are looking for an agent in NC, if anyone has any leads we would most appreciate it!

We do like the idea of still being close enough to the attractions to have a successful STR but also don't want to live in a super crowed/ touristy area ourselves. Trying to find the happy medium. Are there any cities in NC that you would highly recommend? I've heard great things about Pisgah Forest, Cullowhee, Cherokee, and Tuckasegee.

We are looking for at least 5 acres, it's easier finding that in NC for our budget as opposed to Tennessee

Yes we are planning on visiting for a few weeks in September to assess areas ourselves. Looking for agents and property managers to meet with as well while we are out there.

Hello BP family! 

My husband & I are looking to invest in a SFH in either West NC or East Tennessee, our goal is to buy near the Smokey mountains and run a STR until we move into it years from now.

Would love any insight on personal experiences in the 2 markets, if one is more favorable then the other etc. I am a huge fan of Air DNA as we already run an air bnb in San Diego. East Tennessee does do better then west NC but I'm finding better properties acreage and price wise in NC.  Acreage is a deal breaker as we will eventually turn it into a homestead of us. 

Also, looking for advice, insight on running a STR from the other side of the country. I'm picking up Avery Carl's guide to short term rental etc.

Also looking for potential agents, property manager leads etc. in those areas as that will affect our budget and will help in assessing the deals.

Hello! My husband and I are looking to invest in East Tennessee. We are wondering if anyone in the BP community knows of a search tool that can show you an comparative analysis of different selection criteria, such as price per square foot or price per acreage in the cities of East Tennessee. Such as Knoxville, Pigeon Ford, Sevierville, Gatlinburg etc. 

Any help is greatly appreciated!

Hi Maxwell, thanks for your post! We are looking in neighborhoods that seem to be more up & coming. I've had my eye on lemon grove due to the businesses coming in as well as it's close proximity to la Mesa. We are open to other areas as well! Just wouldn't want to go over $750,000 for a property. I actually just looked at a property the other day that has a duplex on a HUGE lot! Lots of opportunity. For me, the only way we would buy a duplex would be if it was zoned for 3-4 units so we could build an ADU on the land. Also, I'm curious if single family homes could be built on large lots that have duplexeS already on them?

Hello! My name is Angeline and I am very new and interested in the incredible idea of house hacking! My background is medicine and have only within the last few months gotten hooked onto the bigger pockets podcast and the idea of house hacking. My husband and I live in San Diego and are looking to buy a home in about a year from now. Our criteria is either a duplex with the ability to build an ADU, or a Single family home with an ADU already on the property. San Diego's housing market is incredibly expensive as well as competitive. It has gotten even more competitive due to the low interest rates as well as a low home inventory due to Covid. Due to California's housing crisis, owning an ADU and a JADU on your property has now become legal, there is supposedly far less red tape! I wanted to see if anyone on this forum has any experience with house hacking in one of california's most sought after cities? specifically San Diego? Also, which would be better to purchase a duplex or a SFH with an ADU? I've been finding both on the market within the $750,000 range.
