I have private money lenders offering 100% financing at 5% for 25yrs.  yes the management fees are normally 10% (that was my mistake).

Good evening, all, would like a little help on this deal.  Haven't started it just doing the numbers.  for me it seems like a great deal.  Of course, there could be more profits if i had a partner to help with a downpayment.

Need help with a deal. got a house selling for 189.9k. homeowner owe 142k (they are financing from previous owner). they want 142 to pay off the debt + 5% realtor costs and a bit more to use to get into a rental. realtor gave me comps at 215. I don't see much room to make the deal happen.

You don't need a mentor to find your first deal. Go find motivation, wether it be a foreclosure, death in the family, or any kind of motivation to sell. Get your name out there and make it know you're looking for deals. Mentors are not going to give you deals

MY goals are financial freedom and passive income. that what I want so I when I retire I can live a more comfortable life.

I have found several deals, not sure how good they are.  They seem pretty good.  Have nothing under contract.   Most are min 4 apartment units in Baltimore, Washington DC area ranging from $1,000,000 to $2,500,000.  Also seen others a lot cheaper.

AS for a mentor.  just looking for ways to learn the ropes, per say.
