Help with a deal in Holly Hill. between Ormond and Daytona

Need help with a deal. got a house selling for 189.9k. homeowner owe 142k (they are financing from previous owner). they want 142 to pay off the debt + 5% realtor costs and a bit more to use to get into a rental. realtor gave me comps at 215. I don't see much room to make the deal happen.
