@Brandon Hall Thanks for all this information! How does the bonus depreciation work? I had a gravel driveway replaced with concrete November 2017 and would like to know if that's included. Are there any other rules on this depreciation other than useful life of less than 20 years?

@Dawn Anastasi I have not tried rubbing walnuts in the floor. I didn't know that was a thing that could be done. Do you think that's the best way to fill in light scratches? What more should I do to protect the floor?

I bought my first rental property in the last year, and I have some questions about maintaining the hardwood floors between tenants. When the existing tenant moved out there were some scratches in the hardwood floors, some light, some medium, and a possible gouge. I've read scratches can be buffed out and have poly applied to them. If I do this, would I need to buff out the entire apartment, or just around the scratches? For one gouge, would I just use wood filler and poly over it (same question on poly in that one area or buffing everything beforehand). What's the best way to apply poly? Is there anything I should do if floors still look pretty good between tenants?

Welcome @Jessica Gartzke. I live and invest in Madison, currently with one buy-and-hold property.

When I bought my property 9 months ago, I was only able to get 10 year portfolio ARM with a 3.625% interest rate. It's a 2-unit, and we're currently living in one of the units, with the plan to move out in a few years. I'm now able to get a conventional mortgage. With the possibility of increasing interest rates, I'm trying to decide if it makes sense to refinance (and possibly need to pay points) to lock in a rate under 4% before interest rates go up. Do I really want to do this, or should I just keep my ARM that will stay at 3.625% for another 9 years and see what comes?

Another factor is the roof needs to be replaced this year and I'm planning on remodeling the kitchen in the unit we live in, so we were thinking of doing a mortgage with cash out. Other possibilities would be just getting a small second if we don't get a new first and just paying for it out of pocket (but then that reduces the amount we have to invest in new properties).
