I finally am getting the chance to get in the game with this opportunity and far from better than what I imagined for my initial deal. So, so worth it, and I am desperately seeking for some assistance.  Looking for a 6-month loan for $100,000.00. This will take care of final closing costs both agents, lawyer and titles. So my daughter is moving back home with grandbabies in end of august to anchorage Alaska. im wanting to get a duplex that is obviously family friendly good part of town. Id like to rent out the one side (in all hopes i find loyal decent renters)  and that side being capable to pay most of the monthly expenses Ill have to time to fix up her side real nice before she gets here and then most of her rent will go towards paying me off for eventually becoming hers to own. To me this sounds like a hunky dory however i haven't got the first clue how to do this properly with no money down at the moment nor the right way to analyze such rental to make sure it would work. Bottom line is what information do i need to properly analyze something like this and what would be good area of numbers to even make it a good deal.Any suggestions on some really amazing creative terms to suggest that would work in this situation? Credit at closing, no payments till ...???

I currently live in Anchorage Alaska and wondering if anyone not living in the state has this area for their market or would like to test it out? Im willing to check on places interested in or provide pics and insight for the area. 

Im taking in alot of shiny object but the one I should have started with was the buyers list!! Any suggestions on ways to get a good one going with little to no $ needed? If your looking for boots in anchorage alaska im your girl!!

the title says it all! im looking to help any and all cash buyers find the property they are interested in.ill do all the work and bring you the deal so you have more free time on your hands for whatever you decide. what would be the best and most creative way to house hack a duplex for some one with the following position issues:

      poor credit, no money to put down, first time home buyer, no assests, no coladeral, no bank account ( personal or business) ,colections bills, no experience, no credited work history for past 3 years

i used the calculator for a property for the first time and was wondering if anyone could possibly use it for the same property and let me know if i did it right or wrong and why please?!
