Bill Gulley It definitely toughened my skin I'll tell you that much. Life insurance is a tough business and having to overcome the age factor was just another obstacle. However, I think that in most cases if you can make sense and not be intimidated by the person you're selling to you'll do ok.

Ok thanks. In that case I like my chances. She was recently disabled and has qualified for 100% disability from SS. Obviously she can't afford to make mortgage payments living on a disability check?

Has anyone here had any experience negotiating a short sale with Wells Fargo where the homeowner was current?

Does the fact that they recently had a loan mod help or hurt the situation?

Depends on whether the purchase agreement was written out to hold the monies deposited or deposited into broker's account.

Google keyword tool. Punch it into google and it'll take you right to it.

A word of advice, unless you want to be found nationwide, which is not easy to rank for and could be very expensive, your efforts should be focused locally. It's hard enough to do that.

I'm not an agent but I figured I'd throw out an idea. Couldn't you acquire the property under a llc and then act as the llc's agent?

Like Michael Quarles stated you shouldn't rely on anything other than your own valuation. These sites don't compare apples to apples but instead apply a market average in the general area without taking specific data into account. That's your job.

I started in financial services at the age of 18 with a company called Royal Alliance which was a subsidiary of Sun America. All I dealt with at that time was mutual funds and life insurance. From there I moved on to Muass Mutual and eventually became an independent broker.

I had my series 7 license but focused more on insurance products such as mutual funds & permanent life. The last time I worked in that capacity was about 10 years ago.
