Looking for resources on wholesaling in the Denver Metro area. I'm considering thing as a potential strategy and it's not something I'm super familiar with. I have does some reading but would appreciate if anyone has resources I can dive into to figure out what laws/regulations I would need to watch out for in pursuing this. I have seen that in Colorado you cannot market the property only the assignment of the contract. Where's the gray area, do you know of resources where I can find a little more info on this and what would define marketing the property versus the contract? Is is simply the wording of how you offer this to investors. Any help is appreciated. Thank you!

Would like to see a discussion about the new eviction moratorium. I'm not opposed to hearing thoughts on the constitutional aspect since it was already deemed this couldn't be done by the SCOTUS and they did it anyway, however that's not the point of this. Rather I'm curious if people have adjusted their strategy for selecting renters and how? Have you increased your standards? Do you have unique ways of analyzing potential renters. I had read a comment recently about identifying "necessity moves" or what sounds like the renter was forced to move and how potentially identifying these trends can weed out bad renters. Have some people switched to short term rental to avoid this all together? Did your previous process for selecting renters already help you be ahead of this problem and how? Any investors that rent to high risk tenants and how did you handle it? It seems some people lost big time with taking months to get any type of resolution and judges not willing to hear cases on this. Also, since you're unlikely to collect anything in situations such as this what did you do? I imagine many just had to eat the loss in some cases. I think this could be a good discussion especially since I don't see a lot of resources for how landlords/investors should handle this. Main streams seems to paint landlords as bad and as such people not interested in the industry may just completely overlook that some investors are smaller or new and this is their job and seem to forget they matter too. I am doing a little research of my own but information for investors seems to be harder to find, maybe it's just me?

Hello! Trying to read, absord and hopefully jump in and learn hands on very soon. I would like to hear peoples opinions though for how they determine potential rental income on a property. Are you looking just at comps on rental websites? Calling property managers? If you do call property managers are they a contact and if not do they give that info willingly even though they aren't really getting anything out of it? Though I suppose maybe the networking is sufficient for them to have potential future business? How are you finding these resources, just google then smile and dial? I have no properties yet so any thoughts are appreciated as I jump in on my journey. Part of that journey is just becoming more active with networking as well as being active in the forums in some form or another. 

Hi @James Carlson I agreed no way to know but we can all speculate and make our best assumptions. An off market deal would probably be best to avoid competition as I think finding a "deal" on the MLS is going to be difficult right now, though maybe possible. Interesting take I appreciate the insight. I definitely have my concerns with the inflation and how that might impact the housing market, though potentially could be good and bad for investors I suppose. Also with the average price in Denver being way up and the economy a concern for many I'm curious to see if people will hold out longer hoping for a "crash". But at the same time I've heard people saying that for years meanwhile the market continued. The pandemic gave us a little more unpredictability or uncertainty if nothing else.

Thanks @Jared Hottle sounding a lot like that may be the key, consistency and doing the leg work some others may not be willing to. I definitely am working on networking. I'm keeping my eyes out for any events I can make and just keep learning, networking and now going to start analyzing and potentially looking for a deal to jump on. 

I’m still new I haven’t completed a deal yet but there is the fear of the  current state of the economy and the fact that it seems like it might be hard to find a deal right now with many offering over asking price in the Denver area. I’m trying to get creative and maybe im over thinking it but I wanted to hear others experience currently finding deals and thoughts on the potential of the economy getting worse and what that might mean for equity. I currently work in the construction industry for a large manufacturer and I am seeing the effects on the material end and how that’s translating to builders etc and do wonder what this all might mean for the housing market.

I’m going to be doing my own research looks like meetup is a good resource, but wanted to see if anyone is part of a investing group in the Denver metro area. I’d like to become active in whatever I can make time for to meet people and network. Being newer to this I just want to dive in and learn as much as possible. My dad is a contractor which will be helpful and I know a couple agents, but I’d like to expand my network. I’ve also been reading books, listening to podcasts and really just want to begin the process of finding my first deal. Glad to be a part of the community and look forward to being a part of it for years to come. Thanks for any advice on this and hopefully get to meet some of you!
