Evaluating potential rents

Hello! Trying to read, absord and hopefully jump in and learn hands on very soon. I would like to hear peoples opinions though for how they determine potential rental income on a property. Are you looking just at comps on rental websites? Calling property managers? If you do call property managers are they a contact and if not do they give that info willingly even though they aren't really getting anything out of it? Though I suppose maybe the networking is sufficient for them to have potential future business? How are you finding these resources, just google then smile and dial? I have no properties yet so any thoughts are appreciated as I jump in on my journey. Part of that journey is just becoming more active with networking as well as being active in the forums in some form or another.
