Wholesaling in Colorado

Looking for resources on wholesaling in the Denver Metro area. I'm considering thing as a potential strategy and it's not something I'm super familiar with. I have does some reading but would appreciate if anyone has resources I can dive into to figure out what laws/regulations I would need to watch out for in pursuing this. I have seen that in Colorado you cannot market the property only the assignment of the contract. Where's the gray area, do you know of resources where I can find a little more info on this and what would define marketing the property versus the contract? Is is simply the wording of how you offer this to investors. Any help is appreciated. Thank you!

@Angelo Tafoya Check out Ryan Dossey on YouTube. He has some good info on how to pull lists, source deals, and not be a shady wholesaler. I've gotten some leads by using his strategies, however, it can definitely be overwhelming. Another option is to join a wholesaling group local to denver.
