I purchased a list of 2-300 Units in 1 zip code and quickly found that the data isn't as accurate as I was expecting. For starters, the multi-family I own isn't on the list. The only other criteria I had selected was "address completeness - mailing and property address complete".

I'm hesitant about buying more lists from them if data is missing. Is this common?

While I agree, I would like to play devil's advocate.

Would the homeowner also see it as unprofessional? It's likely they are not in the same mindset as you and I of running a business. Perhaps they see the handwritten as a personal touch from a neighbor and therefore more likely to sell or reach out.

I'm having trouble deciding what type of mailing to send out. I've listed the pros and cons of both below, but ultimately it depends on my target which is where my confusion lies.

(Feel free to add to this list)

Handwritten

Pros

1. Homeowner feels personal relation

2. Different than most other yellow letters

Cons

1. Time consuming

2. Unprofessional

Typed

Pros

1. Professional w/ business name, address, website included

2. Easier/faster to type/send out

Cons

1. Impersonal

2. Too professional?? <-- Is this a valid concern?

My question is what type of mailing would you send to each of the owners below for a house that was last purchased in the 80s for little money?

1. Homeowner

2. Absentee Owner

The extra step is to avoid angry/unmotivated callers. If the seller is truly motivated, I would think going to the website is a good thing to A) get more information about the business and B) enter details that I would otherwise ask on the phone.

Also, I'm not terribly concerned about tracking metrics because I'm not sending thousands of letters a month. Instead, I'm sending letters to a targeted list of homeowners that I have done due diligence on one by one.

Just playing devil's advocate but few things...

1 Do you think its a generalization that most motivated sellers are 55+ and like using a phone? Wouldn't having a website be less intimidating and also weed out those who aren't serious by giving them this extra step?

2 I can track where my visitors came from either by giving the mailings a specific website i.e. housebuyers.com/sellnow or, even better, by having them enter a "code", similar to what you see in commercials for draftkings

What are your thoughts of not giving a phone number in direct mail, but rather sending them to a website to answer some questions?

You want the address on the envelope handwritten so that the seller sets aside and opens the letter to see what you have to say instead of tossing it in the trash with the other junk!

I would suggest a professional typed letter with their name and address mail merged into each letter. Maybe at the bottom you type Best Regards and then actually sign your signature. 

This shows that you are real and a professional. Not some weirdo writing hi my name is X and I want to buy your house for ca$h. Call me now. 

I do it and it has huge success.

Can you advise what a professionally typed letter would say? I was under the impression your last sentence would suffice.
