I figured I would get a number of not-so-pleasant calls from property owners. However, I just received a call where I could tell the owner was upset that I sent him a letter. He asked for my last name - "since you know my last name" he said.

Would you give out that information to try and build rapport or just remove that property from future mailings?

I also include legal/accounting fees and landscaping, unless your property manager is responsible for those items.

Any recommendations for an agent in the Lehigh Valley? 

Are there some advantages with using an agent who isn't local?

Would it be best to choose an agent while building a rental portfolio, so that all properties are insured by the same company (and possible reap the benefits of multiple policies under one company)? Or is it best to use a broker to find the best value?

I'm thinking long term it might be best to use a major company and perhaps their quotes would be very competitive if I had multiple properties with them. On the other hand, an agent works for the insurance company, while the broker works for his/her clients...right?

@Sean OToole Not sure how I missed your signature, but clearly I didn't know you are the founder of PropertyRadar. What a coincidence that I happened to tout PropertyRadar too.

I'm glad you said "yet". When do you expect it to be available in my area?

@Jamane Y. This part of my process is extremely inefficient, but I review each house individually on the county website before I decide if it's worth reaching out to.

@Sean OToole Good point. I agree that leads without the mailing address are valuable. However, removing that criteria from Listsource does not yield extra leads - the count stays the same. Also, my county assessor has my property unit count listed correctly on their site, so I would still expect Listsource to pick it up.

Property Radar seems promising but its not in my area. I'd be willing to try RealQuest but I'm still unsatisfied with CoreLogic's accuracy. What do you use?

So, if I were to pull the same list from RealQuest, you expect the list to be all-inclusive? Yet, Listsource is pulling it's data from RealQuest...
