In the midst of a pandemic I decided to dive head first into a real estate career. I have an insurance broker background as I have been in the business for over 10 years and i figured since the pandemic slowed things down in the insurance field , i had to find something new to venture out to ; As a rookie i was able to close on 3 multi unit properties between May and December. It was a bit of a challenge with how things are these days and the closings took a bit longer than expected but over all , it got done.

In 2021 my goal is to purchase 5 properties using the BRRRRR strategy. And 3 to 4 turn key properties or properties with minimal work needed.

Being a single mom to two young boys my goals are big but my motivation is even bigger. Im determined to give my children the financial freedom they deserve and in 2021 I’m going to do just that.

What are your goals for the new year ??

3 FAMILY BRICK HOUSE IN A HISTORIC DISTRICT

What made you interested in investing in this type of deal?

This 3 family home was full interior renovations done prior to the closing. The exterior needed work and an intensive clean up . I saw its potential and purchased the home.

How did you find this deal and how did you negotiate it?

The home was purchased at the under market value price of 322k . Actual market value is 350k.
Once exterior renovations are completed it will add more value to the property.

How did you finance this deal?

I put 20% down and got a 30 year mortgage .

How did you add value to the deal?

The property was in the midst of renovation when I purchased it. The interior was completely remodeled

Lessons learned? Challenges?

This was my first closing and it was a bit overwhelming. Having to deal with a seller who was not as cooperative as one would think when they are trying to sell their property is a challange in itself but, we got through it.

@Deisy P. I’m in that position. I’m a single mother with 3 multi unit properties under my belt. Doing it on your own can be stressful but it’s worth it in the long run. It takes a toll on you but you have to keep pushing .
