Hi, @Stephanie Dupuisand @Vlad Kuzin. This is a pretty old post, but I am chiming in because I am trying to find the best way to search for probates in King County. Is this still your system, Stephanie?

@Ryan DosseyYou still get up at a decent hour. 

I personally like to make sure I am awake and ready to work when most of the world is also working (9-5). That way I can be in touch with banks, escrow, clients, etc. I wake at 4am, eat, gym, put myself together, and start on the computer at around 8am ready to work! I find that I am the most productive early in the morning. 

Maybe give it a shot to see if you are any more/less productive. If nothing changes, then I don't see why your sleep schedule needs to change.

I like using a business page, then 'sharing' everything I post to my business page on my personal account. That's my reminder to others that I am licensed. I like keeping everything clean, and strictly business. When you're on your personal page, everyone can see what you like and comment on and sometimes those things are what you would want our past/present/or future clients to see.

Do you know any local builders in the area where you have these vacant lots?

I would look up the tax records for any new construction in the same area, and see if you can find the builders name. Some builders use multiple LLC's, but I have found that they are usually very similar to the name of the company. From there, search for the builder's website online, and call/email them. Ask for their 'acquisitions specialist', and once you get in touch with the right person, build a relationship from there!

I went from Google Drive to Dropbox.

Michael, 

I think meeting with every lead face to face would be a waste of time, no matter how small or large your operation may be.

I would write up a script with a bunch of questions that will help you screen your potential seller.  (I think there are templates you can find online specific to wholesaling.) Be sure to not make it sound like you are reading from a script, and ask open ended questions so you can get the most information out of them.
