Hey there!  (Sorry, i wanted to change the title above to ‘seller’s market’ but BP won’t let me). 

I keep hearing from many investors that “numbers don’t make sense,”  “not enough cash flow...”. I think when someone is new to investing, one must see that no one can retire off of their first investment property and sail into the sunset.  It is also unfair to judge the performance of the property just by owning it for just one year. With this being the seller’s market, investors are going to need to value add by picking the diamonds in the rough and having the stomach to do Renovations. What do you think? How are your deals working out?

Great for landlords maybe not so much towards housing supply.

I have extra land space in Columbus Ohio.  How much would you charge for RV or Boat space? Where would you market?

@remingtonlyman even a BiggerPockets contributor got scammed by a 1031 intermediary with good reputation and he did a video on it. ( His name starts with Chris) When choosing just has to make sure they carry good insurance in case something goes wrong. Yes there area a lot of opportunities in Columbus ohio and i would love to grab more.  All my investments have done well but to be honest i no longer find the property tax for Columbus sexy and may look into other markets.  It is simply too high for what the house is worth.  But this would keep people renting for sure.

@Alex Olson i am in Columbus ohio but open to other markets if i 1031 exchange but the Multiunits seem saturated for  the numbers To make sense.  I heard there are a lot of scammers out there in the 1031 exchange world.

@Steve Morris thanks for the update. I spoke with my loan guy and he alerted that banks are pretty tight, especially to out of state investors. However, i already started loan process with them prior to covid and would consider at 4% which is still 1.25% lower than where i am right now.
