Post: Contingencies on out of state properties?

I am about to make an offer on 2 properties in an out of state area to the same owner. What would be some contingencies you would put in the offer as I have never seen it in person. Just want to pick all of your lovely minds out there in case I miss anything.

All in all, believe me. San Franciscans and the city likes Air bnb. They have raised millions in hotel tax for the local economy. Because the cost of living is so outrageous here some people are happy to be doing it, it just when the renters make more than their landlords in their rent control apartment is where the problem begins. The city actually has no choice but to regulate it but they do this with a blinded eye--- for the longest time there were only 5 employees working in the Short term rental department and this is barely enough to process applications not alone go out there and raid unlicensed homes. 

Now that the city is cracking down some more, air bnb is now going to help the city with proceesing.

If I ever accept a long term tentant for my Air bnb apartment which maybe soon, I will allow my tentant to do Air bnb as well. Because it is set up for it and my neighbors are use to it as well. 

However, i would charge above Market rent. Way above. Make sure I get someone who is personable and are into doing it if they choose. This won't be on the lease but I would verbally let them know that if they go on vacation every once in awhile, I don't mind because SF is very expensive to live and Air bnb is a mean for how people here can make a few bucks to go on vacation or save for something else. 

I also want my renters to be able to afford the high rent I will be charging them and not move all the time. An average 2 bedroom apt goes for $4000 and 1 bedroom is $3200, just to give you an idea

I am also interested in Columbus Ohio although I have never been but last few days have really studied it and ready to invest. This is why--- hospitals, hospitals, hospitals, and colleges. This will bring doctors, nurses, educators, steady jobs. Lots of Starbucks. Will also check out Cleaveland. (But am a Warriors fan, sorry. I live in SF) Anyone can refer me to an honest and aggressive real estate agent that would be great. I am seeking someone who is ready to be a team player with lots of resources. Best wishes Angela

I live in San Francisco and was invited to have dinner with an Air bnb staff for being a Superhost. They want to pick my brain at their headquarter. I can ask but SF just fought them regarding Short term rentals and we settled with a fair proposition voted in and an agreement with SF n Airbnb regarding licensing etc. Short term rental is here to stay. The marketing now is offering experience than just a place to stay. I think once more people start staying at an Air bnb they may get hooked and others will follow. My neighbors actually prefer that I do Air bnb with my unit because if I get someone they don't like, the renter can't just leave vs Air bnb renters are transient and they are happy and will go home happy as well.

What do you know about Mobile park financing? What banks tend to work with them and how much down are people putting down on them? Great post!

Hi! New to the pockets and found this so helpful in learning about all aspects of Real Estates. I bought in 2009 in SF and gotten some great equity since then. Ready to use it in something else but knows nothing about other areas of the country. Rehabs scares me as I would be managing from afar. Any recommendations would be helpful in terms of where to look for deals and what types of properties to look for. I have about $130,000 to play with so would you recommend several single families, multi families, pay all cash for this property or separate them in several down payment purchases?
