Not “freaking out”. Just very annoyed.  

I spoke with her today. The request of the day is for a letter stating the amount she pays for rent each month and that she is responsible for utilities so she can apply for food stamps.  I told her to use her lease for this purpose.  

Turns out that she is wanting a letter because the lease includes her boyfriend, she won’t qualify for food stamps with his income.  However, he still lives there.  So now she wants me to take him off the lease.

I think this is fraudulent because I believe he intends to continue living there.  

What will it be tomorrow?  Any bets?

We have a property that had knob and tube. We made the removal of it a contingency of the purchase.  Couldn’t close until the seller replaced it, and provided the receipt from the electrician.

I’m not sure you can get insurance on it as is. 

I have a tenant who has a complaint every week.  

The question de jour is “has there ever been a bed bug problem in this house?”

I told her it’s never been a concern and her response, “just wondering”.

Then I missed a call from her.

I am absolutely 100% positive bed bugs have never been a concern with this house.  If there are bed bugs, they had to have originated with her!  She’s lived in the house for 6 weeks now. 

How do you address this with your tenants?  Do you treat just because they have a concern?  Is there a way to screen for this?  

I don’t believe there are bed bugs. After this tenant having a new concern every week, I think she either wants out, or she’s neurotic...or both.

Other complaints: Washer/dryer hook ups are in the basement, child is wheezing must be mold (whole house was tested in July...it’s not mold), washer/dryer hook up is in the basement, want to put washer/dryer hook up in the detached garage (Indiana), not enough room on the counter for their big microwave, the washer/dryer hook up is in the basement, want locks re-keyed because she thinks somebody entered her house (nothing missing), washer/dryer......

Driving me nuts!  






is it sewage treatment? no to that. but if it's clean water treatment, it may be fine. there is a clean water treatment plant near my home. very clean, large open grass areas, tree lined property. the neighborhood uses this area for playing. kids playing pick up soccer, baseball, tag...whatever.

Here's how it works in my city....I think.... Property has been abandoned, you have gone above and beyond to find the tenant with no luck. You have filed for eviction. Put his stuff in storage, change the locks. This gives you the opportunity to access the property to clean it up. I think the property has to be vacant for at least 30 days after you file eviction notices. I'm not sure how long you have to keep his stuff.
WOW! We chose against the washer/dryer hookup. I had a plumber come in to give an estimate on just the plumbing....$3700!!!! I was floored. We bought the tenant a portable washer that hooks up to the kitchen sink and a compact vent box dryer. This property is not worth that big of an investment for the convenience of washer and dryer out of the basement.

because you mentioned it...Concerning Christian Park. There is a seedy bar there called Bar 52 (I think), that brings in a rough crowd. The people in the houses in the block near the bar report noise, nuisance. they say the bar patrons often leave drunk, bumping into cars on the street and littering the place up. There was also a murder there a couple weeks ago that started with a bar fight. I know this information because I own a property there and I am monitor the neighborhood facebook page. That said, if you go north of the park, there are some great properties. Also, there is a strong neighborhood association that is working hard to improve the area. They have successfully won grants to clean up the area along Pleasant Run Parkway and the walking trail there. Just stay away from the bar area and you can do well there.
I really think it depends on where along Rural you're looking. 46201 has some nice areas that are becoming even nicer. But, as is true for the entire city, there's a lot of variance within a zip code. what is a near intersection you are looking at?

We have a property that has been listed for rent for about 2 weeks.  It has had a lot of inquiries and visits.  People are reporting that they love the property but then they decline to rent because the washer/dryer hook ups are in the basement.  It is a dry basement, but it's not finished and the stairs are narrow and steep.  

So, we are considering running plumbing and electric to a space in the kitchen in order to bring the hookups to the main level.  

What might be the costs involved in doing this?   Any ideas or questions about it?
