Thank you @Carlos Diaz for sharing your experience. It seems there is such a wide spectrum of what a HML may require and charge. We are in the process of talking to several banks and lenders for funding for 2 condos as well as a flip. We have a contract on the condos, and are searching for a first time flip on the MLS. We are new as well, and we have talked to several different lenders over the past several months. The challenge seems to be having a loan that is high enough to make it worth while for a bank to lend on, then also having the the POF letter in place for our realtor to make solid offers on MLS properties. We were looking at HML's but after learning how expensive it was, we are now looking for bank financing. Thank you for sharing. It would definitely be a plus if Bigger Pockets had some kind of "Angie's List" online review section for the different providers that investors may be looking for.

Hi @Randy Jones. BWI hosts 2 meetings per month, and they are always free (which is amazing for the content they provide). One focuses on networking, the other on education. They usually start around 6:30 pm. 

The BWI Meetup Networking event is the first Monday of every month. The next one, because of the Labor Day holiday, is Mon Sept 12. That link is here: https://www.meetup.com/BwiMeetup/events/229255628/ It is informal and all about networking/talking to local investors, rehabbers, lenders, stagers, etc.

Closer to Harford County: Baltimore REIA: Main meetings are in Towson, MDat the Sheraton. They have I think 7 meetings total per month at various locations for different topics. $19/meeting for non-members.

@Eliza Luna, our goal is to invest in buy and holds as well here in Baltimore County/Harford County. 6 properties in 1 years is awesome and is right up our goal plan. @Shawn Luger, I would like to shoot you a message as well if that is okay! 

Hi @Andrew Michael. Thank you for the reply. He is an investor. My plan is to call him this week and get more information. It has been vacant for a while but I don't know how long, and I'm wondering why he would let it go into disrepair also!  I would like to help him and get our first rehab under our belt. The house is in Towson, MD, off market. He called through a postcard mailing I did. Compared to the houses we have seen since this Towson house, I feel like we are ready to jump in and do a rehab if the price is right.

Welcome @Michael Lang. Great insight from everyone here. I'm new as well, but the fact that you know what your interest is a huge step forward. You can learn about all the areas, but once you know your interest, stick with that, because it will make it easier to stay with it when things get touch/or frustrating. Best of luck!!
