Finally, I reached my goal of  year 2016. Just bought my 10th house one week back. Last year I bought 5.

This is a short sale. In contract on March and closed on July. In between I closed my no. 9 in June.

Here is the summary of these year's houses. All are single family houses.

No. 7 is a very expensive one, closed on Feb. Bought at $322k, put in $15k for finishing the basement and rented for $2900.  This is less than 1% rule but the house is very new and good condition. The worst return in my portfolio. Will not buy this kind of house. Estimate value now is $400k. 

No.8 is a great buy. 4 bedroom 2.5 bath at B- area at $133k. Rented $16xx and is to be sold to tenant in this month with $34K net profit.

No. 9 is for sale by owner. It's a large house 2400 plus sqft and a finished basement. Bought @ $190+k, put 10k in and rented at $21xx

No. 10 is a short sale, bought at 176k, to be put in 10k, and the house was already rented while I doing the remodeling. Rent is $21xx.

All houses are in A area except no. 8. I am going to replace no.8 with 1031 exchange to a A area house.

If anyone know a good portfolio lender in Columbus please let me know.  20% or less downpayment requirements is ideal. Current lender request 30% down.

Don't squeeze water out of stone.  Life and good relationship is worth more then money. I would rather have a happy wife and happy relationship over money and stress any day. Trust me I was one who raced to the top and wanted it all.  Business first and foremost. Lost out on a lot of family time and relationships.

Now my family , wife and others come first. My wife has nothing to do with the business and works for her tribe. Where she is very happy and that is all I want for her. We will continue to make good money. So you must learn to diversify. Maybe selling off the worst assets, potentially raising capital. I am sure some of the smarter folks here can show you how to buy in LLC or business entity as mentioned above.

Just my two cents

 I am on working visa now. I am not able to apply commercial loan or open any entity.

 Refinance makes no sense as I just bought them less than 2 years. Last time I check I am not qualify for a blanket loan.

 Wow, that's great deal. I called several portfolio lenders and my current lender still the best. 30% down.

Maybe she will come around in the long-term, maybe she won't.  But there's no sense in risking resentment from your wife when you have other alternatives available.  

Remember: Happy wife = Happy life

When you have an option to buy the house with lower down payment and better rate, it's hard to pay more. if there is no option left. Then it's easy .

 Trying. What should I say to not let her thinking this is a trade. Or should I let her know that if you involve more I can buy more in the future.

Most people not familiar with REI tend to jump the gun and assume a bad image. Paint the positive side of REI for her.

 When I  bought my second rental she refuse to sign the loan even the loan is on my name only. On the day of closing she finally agree to sign. Now she is more open and allows me applying the loan but not on her name. That is her bottom line.

 Will try but she is a layback person. She is under pay but she is very satisfied with her job.  She often says we already have above average income why bother to doing all the rentals to make life harder.
