Post: Tenant moved out but not return the key

The lease is going to expire by the end of this month. Tenant already moved out, I sent email and message to contact the tenant to do the final walk through, no response. They still keep the keys.

I visited the house 2 weeks back when I shown the house to future tenant. Can I just do walk through by myself  and change the lock this weekend?

Ask at your local post office about forwarding services. You may be able to learn where their mail is being forwarded.

I tried to get the address from that way. Doesn't work.  Post Office is not sending the forward address to me. Maybe the tenant don't want any mail be forwarded.

Tenant left the house without paying, last month rent,  early termination fee, water,repair cost. I filed the lawsuit but can't find tenant current address.  Where should I try to find her current address?

So, you mean I need to go to the court first to sue the tenant.  How to get the their current address?

My tenant left the house on last day of Nov. and  email me they left the house on Dec 1. According our lease, they need to give 30 days notice and for early termination. There is 3 time rent fee. I only have one month rent as deposit.

Suit them, or debt collection? what should I do next. I don't have their current address.

Thanks all. Commercial loan will be my last option. I think, right now, I will try private loan, then portfolio loan.

In the short term there are plenty of credit cards out there with 0% interest for introductory periods.  They have helped me immensely in the past and with your credit score you shouldn't have any problem getting one.  My wife just got a BofA card with 0% for 23 months!

Already tried very hard to get the loans for  10 properties. It's even harder to get cash out refinance. 

Credit card is a not  a long term way. I am using 0% credit card now.  I don't want to use too much credit card to damage my credit score.

I have 10 houses and 10 loans under my name most of them were bought this and last year. Most of them have 30-40% equity. I have spent 10k to 15k into 4 houses to do some improvement. Now I am out of money. I already have 401k loan and HELOC from my primary home. How to get the money from rental property? I haven't found any bank can do line of credit for rentals (Wells fargo has it but needs 2 years tax return to count the rent as income). My current lender can only do delay finance in which the loan can not pass 75% of the purchase price (I paid 25% down). I need down payment for future purchase. Any idea to get the money from other sources? If you are lender can help, please contact me. My credit score is 740+ but was denied to a personal loan recently due to too many loans in 2 years.
