I have had no problems with this meter. This is the same meter that the city of Cincinnati provides. Works well and the installation was easy. Good luck to you!

I am an investor in the Cincinnati area and am relocating to Dallas Georgia, just outside ATL in about a month. I am looking for homeowners insurance recommendations. First I plan to insure my primary residence and then investment properties in the future. Does anyone have any recommendations for a Insurance company? Thanks

Yes, they may still be listing and selling through brokerage that isn't theirs, but not currently operating a brokerage of their own.

Its just a flat $390 for any agent selling or listing any property I believe. Then  after you sell 12 or more within 1 year that $390 reduces.

Ownerland Realty is a very investor friendly brokerage. I am an investor, and got my license to help take even more off the top of when flipping. They charge a flat $390 for every transaction in your first 12 then it drops to even less. Whether its 50k house or 500k house, doesn't matter. Never heard of another brokerage that even comes close.

You can use a sealer to seal the paper so when you apply new paint the paper wont absorb the moisture and bubble. This only works if the paper is smooth. If it is textured it will still seal but you wont end up with a nice finish. If you can see seams after you seal it, mud the seems to hide them. Prime the drywall mud and you should be good to paint.

Some trendy areas in Cincinnati are Hyde Park, Oakley, Mt. Lookout, Northside, and Over the Rhine. Northside and over the Rhine are years into revitalization but they both still have a lot of rough areas in them. I'd want boots on the ground to check out the house in those areas. At least to get started in them. In my opinion Hyde Park and Mt. Lookout are going to be your best bet for trendy high dollar sales. Hyde park average home price is 640,000 average dom is about 80 last I checked. Did a flip there back in April and had 6 offers in the first 2 days. The area is really in demand.

I say go for it! I learn best by jumping in with both feet. I GC my own properties but I have a lot of experience in residential rehabs. I got that experience by just jumping in, taking on challenges, and being a decisive problem solver. The rehab can go as fast or as slow as you want. Set your own pace you're comfortable with on your first one. Once you start to learn the order of operations then introduce a little speed. Final thought would be if you are finding your margins to be too tight maybe you are over paying for your deals. Never be afraid to low ball an offer on a property. Who cares if they are offended, thats their problem. Sellers are sometimes just happy to stop the bleeding and will accept a ridiculous offer. Wish you lots of success!
