Good morning,

I am looking to start purchasing rental properties (likely single family to start but would move into multi) in the Jackson MS area and surrounding suburbs. I have done some neighborhood research but would love to get some insight on the following from local investors/agents in the area.

*What are the better single family areas around Jackson

*What are the better multi family areas around Jackson

*Are there any "no no" areas

*Recommendation on a good property management company

*What are the key features renters look for in this market

I am looking for on and off market properties.

Any info and help is greatly appreciated

I was wondering what people think the best KPI's are for evaluating and purchasing a rental property (SFM to small multi). I see a lot of sites using Cap rate and yields and all that stuff but is that really necessary for smaller rental purchases (not big apartments/commercial buildings)? It seems like focusing on CoC return, cash flow, etc are the things you should focus on. I have flipped a lot of houses but am a newbie into the rental market. Any insight advice for evaluating would be appreciated. I know there is a calculator on BP but I always like to understand the rationale behind the numbers.

Are any wholesalers out there using something like propstream to find leads and then using something like REIReply to send out mass text campaigns? If so has anyone had issues with people filing complaints (someone is on the DNC)? Do people just scrub their lists against the DNC? Has anyone used Batchlitigatorscrub.com? I am trying to get some information before I send out my first marketing campaign.

I am looking for some insight from those who wholesale and flip. I have been flipping houses for about 10 years now but always more as a hobby (I have a great day job). Recently I have been getting more into flipping (doing 2 - 3 projects at a time) and I dont like being dependent on others to find deals. I have started researching wholesaling (propstream, reireply, etc) and I think I am ready to jump in. My question is whether it is a good idea to get a website going (through reireply or carrots or something) or try starting something with someone like Jerryll Noorden. I am very technical by nature so the way he approaches things really resonates with me. 

Please share your thoughts. I really want to get a good start into wholesaling.
