Welcome Vince. Those deals are hard to come by in SLC. I'm sure it won't be new advice but along with BiggerPockets going to the local REIA meetings will help. But you'll need to network. You've got tens if not hundreds of folks that have been doing it for a long time looking for those same deals. Don't let that discourage you though because they are out there. You also may want to get together with a few newer agents that'll put in the leg work for/with you.

This has been a problem for a few years and getting out of control. One way we've tried to combat the scammers is to watermark our photos with our web address/phone. There's several cheep/free programs out that allow you to put whatever you want on the picture without compromising picture quality.

That duplex was purchased with a 9% interest loan about 15 years ago and even had positive cash flow then - with no money down using a VA loan. Ooh we have it so so good these days.

It will vary a lot. My first was a duplex in South Salt Lake for $168k.

Jon’s post is right on. Before you waste another dime you need to figure out who, what, where, and why - you can answer those questions in a mini business plan.
The only thing I might add is that there is almost no cost difference for colored paper – why wouldn’t you use something like yellow or blue if it could potentially set you apart and add value to your mailing?

You could ask but don't make it your issue. This like most upgrades needs a cost benefit analysis. After electrical and plumbing contractor costs I doubt you'll ever see a return on the investment - but it wouldn't hurt to have a contractor just look and give you a bid, then you'll really be able to run the numbers.
For most rentals (unless a nicer home where hookups are almost required) my opinion is to not put too much emphasis on hookups.
And to answer your last question - definitely do not offer to pay for something that may not even be an issue for your next tenants - don't take money out of your pocket by anticipating a possible non issue.

That's exactly what happened to me. The really good part is that they'll waive the $500.00 close out fee if we pay off what we borrowed within the next 6 months. Good riddance, however I do wish someone would take their place.

Has anyone done a HELOC on a non-owner occupied investment property lately? I'm looking at replacing my WAMU LOC.
Any suggestions other than going to Tony Soprano?
