In regards to creating an online presence, the first step I would take is to sign your business up to as many online business directories as possible. This will begin to give your business credibility on the web for your specific location and also create some backlinks to your site to help with SEO. 

Inbound Marketing has several different components and is hard to master them all and can take some time to gain some momentum but once you do, you have created a valuable asset that will last you forever. Rather then sending on direct mail every month, praying for a hit.

 LOVE THIS STRATEGY! I often think about this type of marketing; but I can never settle on the content that I want to push to my audience. I see others do it...but I don't want to find myself plagiarizing their content. I want to start writing the content myself and publishing it on my website/social channels. 

Where should I begin? Any resources you can recommend on forming content for marketing purposes?

 I agree, to an extent. I have found that it is tougher to get into this business woking a full-time job; and no capital for marketing and/or purchasing properties with cash on hand. However, if you do have the time to really "GRIND" or WORK on this, you can be successful in LA and any other hott market. Unfortunately for me, working full-time (and I'm not just talking about 40hrs/week; I mean 50-60 hrs/week) it's a bit more difficult. So, I have to invest in other ways...i.e. save money to buy properties cash.

You say "Here's my craigslist ad this week." I'm assuming you switch up the message every week? Is that to get around being flagged as "spam?" Or perhaps it's a marketing tactic?

Hey Daniel Cuevas I'm fairly new to investing as well. Been at this for almost a year. Haven't done a deal yet because of lack of funds (in my opinion). But I can tell you, the first thing u should do is listen to the BP podcasts. They are very motivational! Also, it's good to know that u pretty much have a somewhat singular focus. People are going to tell you that wholesaling isn't the thing to do; for whatever personal reason or another. But enter the area of real estate that's best for you, your passions and your personality. If that's wholesaling...go for it! Once you have that down, then build that website. You'll know what to put on it, and how much to spend....trust me!! Also...build your own website. Do not buy into any packages these so-called "experts" are selling. To me they're a waste of money because those systems work for them and their personalities...not necessarily yours. (I certainly won't make that mistake again) Feel free to shoot me a message any time. I'm always willing to share "what not to do," since I managed to do everything wrong the first time. Lmao

 Hey wayne...I know this post is old. But I'm doing research on this topic and not post the same question. But, could you go into a little more detail? I guess what I'd want to know, if the seller has equity, and hasn't made a payment in months, how are you negotiating the purchase price? I imagine you (the buyer) will need to pay the back payments in addition to the purchase price, correct? Thanks!
