I absoluetely agree to not have the tenant paint. You will be in for more than you bargain for!! I just went by my home that my tenant was moving after 4 years ( he had offered to buy the house and made changes to the decor) not approved by me and at his owen expense. His finances took a turn for the worst and now he was moving. Well to my SHOCK, there were ACCENT WALLS in every room, from bright green to pink to red. The biggest shocker of all was the cherry wood cabinets in the kitchen that was now painted BLACK to match his SS appliances. He was unable to undo the cabinets and at this point unable to pay for the cabinets replacement. How do you top that.

Florida evictions take about 30 days from start to finish, see if you can get a process server who will file the papers for you, they are cheaper than attorneys, and PLEASE read the Florida Landlord Tenant Laws as it pertains. I have had to evict for non rent and child endangerment. If you yes the tenant on everything then you are breaking your own rules. Take the feeling out of it, its a business, treat it like a business. We have all had that one bad tenant when starting out. In the future you may need to either manage yourself if you end up doing so much, or retain a new mgt company. Good Luck!

I have also contacted sellers myself to get an insight into the sale. Realtors don't always want to go the extra mile.

I purchased my duplex for $109,000 when it was listed at $119,900. When I made the offer of $110 with an acting realtor that was covering the person I usually worked with the offer was not presented. I called the listed realtor company myself who was also the PM company and enquired and was told that they had not received an offer. When I enquired of the covering agent, I was told "thats a low offer, cant cant present that? I ended up reportign this to the realtor, made the offer for 109 and it was accepted.

I she aware its being sold, I am also interested. Is he wanting anything for his sweat equity?

One of my tenant lease ended and I was not available to do the exit walkthrough with them as I normally do. I told tenant to take pictures and that I would be there the following weekend to walk the home and that she was invited to come if available. I walked the home empty and noticed severe damages in several areas. The garage door was dented up like a car had hit it. 

I gave permission in writing for tenant to replace the side door of garage with a door of her own with a window ac unit as she does craft and needed garage air conditioned. the original door was replaced but there were severe erosion on both the door jamb and walls which were not painted or repaired.

Damaged blinds, no cleaning done, including floors, stovetops nor oven, nor fridge. This is a no smoking property but written permission was given to smoke (one family member smokes) in the backyard only. the home and garage was reeking with smoke. the whole house had to be painted due to damaged, discolored walls. The bathrooms were not cleaned.

I paid for cleaning and painting and other repairs and contacted the tenant for a forwarding address to send a small return of her $800 security deposit. Personally the work done was more than $800. Out of good faith had decided to return $200. Tenant became upset saying this was all normal wear and tear and she should not be charged for it. So my questions is what is normal wear and tear. Tenant also has no forwarding address as she states she is moving out of state. Florida law states if I am withholding any portion of the security deposit that I return within 30 days. So my thought is to advise her that I will send the certified letter to her last known address which is the one she moved from and the post office will forward if they have been notified of a new address. She has threatened to take me to court for the full return of her deposit, so I dont want to meet with her to return anything. Should I be doing anything different.
