Hey BPers,

I'm a wholesaler from Miami, Florida. My partner and I started out as lead managers and have been doing business on our own for almost a year now. I'm having some difficulty finding a motivated acquisitions manager to deal with the incoming leads. We have a guy currently but he decided to pursue a career as an agent. 

We've tried to post ads for new managers but most of the applicants are over-qualified even though we market it as no experience needed. 

My questions are... 

  • What's the best way to advertise for lead managers? 
  • Where should we post?
  • Do you have any advice on what the job post should specify?

Would love to get feedback on this matter. I need a motivated, trustworthy, and responsible acquisitions manager asap... desperate here!

Hey @Sebastian Najera, welcome!

No need for the green card to get started- like @Marc Middleton mentioned, open an entity and run your business though there. Miami is a great place to start as a foreigner because of all the resources that are provided here. Its a paradise for investing internationally.

Hey @Wesley A Sanderson,

I believe that as long as the numbers work where your expenses are less than your income, it doesn't matter where you start and you might not get a huge turnover rate in Kansas for vacation rentals. I would do research on the population and the expected tourist statistics. Property managers are not hard to find, I would put an ad out as well as contact local property management companies and compare rates. For insurance and lending information I would go ahead and look for agents (mortgage brokers and insurance agents will guide you through step by step). It's a big decision to make but you will get a vacation home that will pay itself off... and who doesn't want that?

Yeah, been wholesaling for three plus years now. First with a partner and now on my own for about a year. It just takes being diligent and not giving up... I believe you can apply that to anything in life!

Hello @Lisa Walton welcome to the forum! 

In my opinion, you should start with what you know (even if it's competitive). Wherever it is... if you're looking for an easy place to start then the mindset is already off. With consistent marketing and efforts I'm sure you will push through in any market. 

Now, in terms of weather ... it's always sunny in South FL :-)

@Julio Fernandezyou should meet with a local mortgage broker that will get you pre-aproved for an FHA loan, and then do some market research on a property you can buy that will have a higher rental income then your mortgage payment so the house pays itself off. I will say it's better if you owned a multifamily (duplex, triplex, so forth) that way you have less chances of losing your monthly income if something breaks or there's any major damages to the property.
