Hi @Steve K., I own a few properties in Italy, and I agree to your last paragraph; Where there are difficulties, a barrier to enter, there are also opportunities. I lived there for a while, understand the system, and have my family there managing my rentals now. So all the "unfair advantages" you mentioned =]

The other points are a bit exaggerated, but the idea is correct, finding profitable rentals is not easy.

@Alex Heidenreich I can't help you much with vacation rentals, my business is long-term rentals, so if I can help with that, just let me know.

Great, so you are getting prepared to start already!

What is the average selling price in the neighbors you are looking for in your city? For how much can you find distressed properties? What is the average time to sell?

Are you flipping all cash or financing it somehow?

Nice, I don't know Castelo Branco, but Portugal is on my list when COVID gives a break. =]

I assume you know the place then. Have you made a research on house prices, rehab costs, time on the market to sell and etc?

I choose Italy because I have a few advantages there. I am also an Italian citizen, I lived there for a while, so I know the place and my family lives nearby.

House prices are also lower in the areas I invest in comparison to Munich where I live. So I started there. =]

Hi Oscar, in this case, I believe it is better to contact some bank or mortgage brokers here. I heard it is possible to get financing not being resident, but then your LTV is "low". So I am not sure you could do a "no money down" deal.

Do you live in Germany?

For residents with a stable job and good income is possible. But you might need to pay the closing costs for your first properties.

For non residents, I have no idea, but there are other investors located in Germany in the forums.

Hi @John Stanley André from Munich here. I am also an expat living in Germany, but I am Italian, so EU laws apply, can't help you with the US tax questions. I heard about a tax advisor in Munich that is expert on Germany/US taxation. Never work with him but heard good things. I can give you the contact if you want.

I'd also love to hear more about your experience investing in Germany as an expat. Do you mind sharing where you live and where you invest?

To which city in Germany are you moving? Thank you for your availability, let's see how we can help each other! =]

Answering your questions:

1 - That's relative. The region I invest is mainly near Milan, very developed and high demand. You can find houses for less than 100k euto. Near Munich (which would be a comparable "big city periphery region") very hard to find something bellow 250k euro. My capital does not allow me to invest near I live... yet! hahaha

2 - Profitability is also relative. My target is a profitability of 12%+ p.a. Which I am achieving so far.

3 - I always liked investing. I choose to focus on RE after researching the theme and listening to biggerpockets podcasts and understanding how leverage. There are many investing possibilities, I like RE because you can "easily" use leverage.

4 - Single or couples without children that need to work/live around a big city/region like Milan. My products are 2/3 rooms apartments well connected with the public transportation.

5 - In Lombardy I "manage myself" through my family there. I am developing a process to manage, and they follow.

Hello @Daniel Rongo, I live in Munich, Germany, but I am Italian, and I own a few properties in the north of Italy (Lecco and Udine provinces).

My target/budget is pretty similar to yours. I look mainly for deals under foreclosure with an all-in budget of 40-60k, with an ARV (after repair value) of at least 20%+ (to get finance "easier"), and an NOI (net operating income) of €100+ (which is not easy in this price range, so I also consider €50+). Those numbers should be sufficient to provide a CAGR (compound annual growth rate) of 8%+ in 10 years, which is also my target and pretty good for EU low yields.

The last deal I bought for 20k1 spent around 18k (+ a lot of sweat equity), and it got appraised for 60k. I just finished the refinance of 70%.

The Lecco's properties I manage "myself" (actually is my family there, based on a process I am developing). In Udine I have a real estate agency and some contractors. Property management is also not a big thing in some regions of Italy. Agencies usually only advertise and sign the lease for you — no property management at all.

As you can see, I am not an agent, but I do understand passive income and yields. I am not sure how I can help you now because wholesaling is not "easily/cheaply doable" with Italy's foreclosures. I could give you some resources and websites listing foreclosures, but it would be hard for you to participate in the auction. I am also not planning to sell any of my properties soon. I will think about something else.

On the other hand, if you are also looking to invest as a capital investor, I am looking for private capital to finish the other 4 apartments I have bought recently.
