I don't have American citizenship, but I also have dual citizenship: Brazil and Italy.

What @Nathan Gesner said makes sense, I see an increasing number of people looking for a home abroad to spend some months (BTW, I can help with that when the time arrive Nathan =)

STR is also an option as Italy is a well know tourist country. I don't believe that will change after the covid situation settles down.

So, my advice would be to understand the area you come from in Italy and also understand the real estate laws in Italy, which seems to be very different from US.

Hello @Sean Michael Hearon, I don't own property in Veneto, but "nearby," in Friuli Venezia Giulia. But those are long-term rentals.

I can help whit a few questions, but with an EU citizen POV. I don't know if things change to you being a US citizen.

Taxes: For long-term rental, you can choose 21% (search for "Cedolare secca" on google) or 23-45% taxed as personal income. I believe for STR is the same.

Notary: Some fees are fixed, but the Notary services are not. So ask many notaries for quotes and choose the best one. You can also negotiate.

Realtor: AFIK, there's no fixed rate in Italy, it usually 2-4%

Money down: That depends on your bank. By law, banks cannot make a mortgage of over 80% of the appraisal. Some banks do because they offer "insurance for the remaining 20%." Some regions in Italy also offer that guarantee in special cases. Check if Veneto has something like that.

Rental laws: Are in the civil code (law 27 July 1978, n. 392). Long story short, is very very veeery tenant-friendly. For STR, I am not sure, I heard there were changes in the last years due to Airbnb growing and etc.

@Christoph Heim do you recommend any lender or mortgage broker with experience in the "backend" of the approval?

Like, how many mortgages can you have, which % of the rental banks consider as income, % of interest estimated after the fixed interest period and etc.
