@Bill McCafferty So tell me if I am understanding this correctly? The play for you as the note holder is to get all your cash out so eventually, even if it's 5+ years you will have infinite ROI for the remaining life of the loan? Meanwhile because you have all your cash back you can rinse, wash, repeat this process...creating healthy cash flow with minimal funds...?

This thread is great! @Bill McCafferty why more partial sales now than collateral assignments? Are they longer (typically) than the suggested 2 years? Because your paying down both their principle and interest? Are you still giving the partial buyer a 10% return? Thank you!

I have a property that I are trying to sell with owner financing. If we move forward with our interested buyer we plan to create a note around her purchase. What program are you using to screen buyers? Most programs I have found are geared towards renters.

Is there any benefit to using a local hard money lender? If so does anyone have a recommendation in Richmond VA? If not any other recommendations are appreciated!

@Katie Stewart I'd love to know what software you use. I am in a similar situation. We bought a flip, threw a FSBO sign in the front yard (with owner financing) to see if we could get anyone to bite before we did any major repairs. We have someone interesting in rent-to-own...which I'm great with but scrambling to figure out the ins-and-outs. With this software can I pull credit as well?
