Hey @Marshall Fairley & @Logan Gerard, though I did my first flip in DFW, I am currently in the Richmond Va market. I would be interested in deals in that market as I am rather familiar with the area. If you have any smaller buy and hold properties in the Dallas market that you believe could cash flow WITH property management built in send it my way!

Hi BP - I am a Real Estate agent and new investor from Richmond,Va. My goals is to make money in Real Estate :) ...to broad? I'm hoping to use the BRRR strategy to build a passive income stream but would like to diversify so fix and flips are also on my radar.

I am excited about starting this journey and would love to connect with likeminded people in the area to share ideas, strategies and even a helping hand where needed!

I have a small amount of real estate investing experience to build off of. I flipped a townhouse in the Dallas area in my 20's and currently help my family run a few airbnb's/rental properties. I am ready to scale by constructing creative formulas for finding deals and create systems to streamline the processes. 

I'm looking for contractors, property managers, lenders, and any other partnership to add to our toolbox. We'd love to partner with you...win-win partnership are always the goal!

Hi All, I have been studying tons of BP material over the last 6 months...Webinars, Podcast, Books etc. I also have the tiniest amount of experience in real estate investing, I flipped a townhouse in my 20's, and help my family run a few airbnb's and am a new real estate agent. I am ready to take the plunge and buy my first (second, third, fourth...) property. But, I need some coaching as far as financial strategy.

I have an 800 credit score and no income (new RE agent) and my husband has a great W2 job but really poor credit due to some major credit card debt (long story). We have paid the credit cards down by (under 29% usage) in hopes to post his score but its still in the low 600's. We are working to further correct his credit but are our options in the mean time?

Our goal was to focus on the BRRRR strategy but if we we're to get a hard money loan or use private money we would not be able to re-fi into a long term mortgage. We have some personal money to work with but not enough to fund an entire project. Is my best option to do a few flips while we wait for his score to improve, or try to do a deal with owner financing? What would YOU do?

Matt, thanks for your quick response. After looking at it 10x I realized I included all of the utilities which, yes, I would have tenant pay. (I originally added them in to toss around the idea of an AirBnB). 

I am still stuck on how to get the Cash on Cash ROI higher. Is it a matter of spending less on the Reno? I believe I can do it for 20-25k but was trying to be conservative.
