Hi all (: Once I gain some more education by attending more seminars, courses, and REIA meetings, I essentially would love to find a mentor who would be willing to walk me through some processes, and maybe even help with funding deals. What are some ways a newbie can help a mentor? What should I be seeking to learn first in order to bring some positives to the table for said potential mentor? ALL constructive feedback very appreciated. Thanks so much!

The tough part about being new and not having any capital is you dont really have anything to bring to the table yet.

I would save up capital or look for loans or close friends and family to help you get your first few deals done.

After you have had some success your value increases greatly, as you have experience and know how to bring to the table.

Thanks guys. I always appreciate genuine, constructive feedback. Michael, are you saying that I go and try to shadow someone (if possible), or to actually get a job in RE? I am already looking into getting my RE license with a 4 week course (starting in May or June). I believe I would get some good education at least for part of the RE business. Would that be the best route to take for now? I am a full time teacher right now, but am not opposed to moving on to something in RE, as long as it gives me opportunity to save money for a future in REI. The interesting thing, though, is that I am on the market to buy a house for personal reasons (although it is possible to make a profit selling in the future). Will this hurt me? I am really interested in partnering, finding a mentor, etc. where I won't need to use primarily my own money, or a bank loan! (Trying to stay away from bank loan, since I will soon be trying to get one for my personal home). Thanks again for your replies!

Also, how do I get deals under my belt without money? Meaning, wouldn't I need to take time to find "OPM" before I can get deals?

Also, Michael, how do I get deals under my belt without money right away? ...Meaning I need to take time finding some "OPM" for the deals (given I have acquired expertise by this time).

Hey guys. I am generally new to BP, but am always enjoying reading deep into the forums; however, I can't seem to find more info on how exactly you get other people to fund deals?! I am going to some REIA meetings soon (monthly) and I know I can network there, but do I literally just make conversations, build relationships, then propose a deal that involves their own cash? I am interested in being the one who finds a house, does the renovating, then flips it, but I need true mentoring and OPM for sure. I'm brand new and really don't have much of my own money... I simply have the drive and the willingness to do the dirty work. Any advice helps!

Hi all! Simple, basic question to start out my membership with BP:

Scenario: You're 26, a teacher, and love the thought of REI. You have $5,000 to your name. You've been reading up on REI books, going to little workshops, but still not sure what to do next. Where do you start?!
