How to HELP a Mentor...? What to bring to the table?

Hi all (: Once I gain some more education by attending more seminars, courses, and REIA meetings, I essentially would love to find a mentor who would be willing to walk me through some processes, and maybe even help with funding deals. What are some ways a newbie can help a mentor? What should I be seeking to learn first in order to bring some positives to the table for said potential mentor? ALL constructive feedback very appreciated. Thanks so much!
