It looks like you're from Michigan too! Still DSCR options that go below a 75k loan amount if the numbers work (rate will be higher and prepay involved). We go down to a 55k loan amount in Michigan on a single property. So products are still available if the numbers pencil.


Our commercial division has several options in our DSCR channels for lower loan amounts. Single properties can often be done with a value as low as 85k. A portfolio of properties can often go even lower for value and loan amount.

DSCR option would give you a similar loan to that of conventional (Most allow for a 30-year fixed product). This would be with a slightly higher rate but ease of qualification and without the standard limit of conventional loans. You may also benefit from a blanket portfolio loan across several properties (if it makes sense for your situation).

As others here have mentioned, Debt Service Coverage Ratio (DSCR) products can be a great alternative to conventional loans. The flexibility in the product should work with your situation. A local broker or lender should be able to assist you in your search.

How long has it been since purchase?
