Quote from @Turner McHolan:

Hello everyone,

I am Turner, I’m 20 years old, and I’m from Central Kentucky around Lexington. I own a local lawn and landscaping business, I am a junior at the University of Kentucky, I just passed me real estate courses to become an agent, and I purchased my first LTR a couple months ago.

But I don’t have alot of people in my life as interested in real estate as I am and I’m wanting to chat/get to know people in my area and all other areas !

Hope everyone’s real estate journey is going great and good luck to everyone!

Welcome! sounds like you have a great start! I love discussing real estate so I sent you a connection request. I'm a real estate agent in Michigan so lets talk real estate!

Quote from @Nathan Grabau:

In my investigation of EXP, it seemed like they "paid" agents back more money than they make, especially if you hit the level where you get your split back in stock. How did you overcome this as you looked into their business model?

For those who do not know, EXP essentially gives the full 16k to other agents in their revenue share, then if you do enough volume they dive you your 16k back in stock. I am not sure how they make money if you give them 16k, then they give other agents 16k in rev share and then give you 16k in stock.

Nathan,

The company allocates half of the 20% that everyone pays in their 80/20 split to go towards Rev Share & giving back to agents. The company is willing to take the minimal losses on the high producers for the sake of growth. Also, you still have to do something for that 16k ( i.e. Attend the events, teach a class, etc) While the ICON agent award was one of the top reasons I joined eXp, people have to realize they aren't just handing you back your 16k cap in cash the day you hit ICON.

Just to answer the question from my own perspective. I know a few agents that work for EXP so it gives me a much better base to start out with. It made more sense for me to start working with someone that I already somewhat know and who has a lot of experience that somebody totally random.

If I've learned anything from investors on here is to take the time and run the numbers for where ever you are looking. I have been looking for my first investment property and I've found that you just have to make sure the numbers work. I'm sure others will tell you the same! Good luck and if you want to connect I am located in Michigan myself and I'm always looking to talk to other investors. I know it helps me if I can bounce ideas off of others.

Hello BP community! I come to you today with a question that could help out lots of other agents or agents to be like myself. What are some things that you wish you knew before becoming a real estate agent? Were there costs that you didn't expect? What are the difficulties you encountered when starting? In my book there really isn't a wrong answer for this because everyone has their own experiences, so please share away! I look forward to hearing from you all!

So I've heard of different ways to protect myself and my real estate assets. I'm curious on how protected the community makes itself. I want to know the creative ways that others have put together LLCs and S-corps, or if you don't use them at all. I am here to learn so please share what you know! there are no wrong answers as I'm trying to get a grasp on the concept before going to speak with an attorney and accountant about it so I can speed up the conversation. Thank you in advance for all those who reply and to those who have replied in the past!
