I have been going thought BP and I have been struggling to find a current forum post about people dealing with due on sale clauses being called on and what others have done to avoid it happening. I understand that its always a possibility for a bank/lender to do it. Is it an issue for an LLC transferring to another LLC? I want to know what others have experienced with this and how a seasoned investor handles them. I look forward to hearing from this great community.

Has anyone ever had trouble with transferring a homes title via quit claim and had the bank try to collect the total left on the loan? I have spoke with a lawyer and they said that clients of theirs have done quit claims to move a property into an LLC and they have not had an issue with the banks. The lawyer basically said it was a risk that he has seen people take and be fine. We are doing it this way as we want to move any properties we purchase for REI to an LLC to provide ourselves extra protection. Please let me know your personal experience with doing quit claims and if there is anything we can do to lessen our risk with the due on sale clause.

Hello BP community! I wanted to gather as much information as I could with taking on tenants when purchasing a rental property. I know it can be a nightmare with some and super smooth with others. I was curious on what are some steps to make the transition go well? what are some questions that I should ask/ info i should get before purchasing? What are some tips you could give that you have used or witnessed that made the process feel seamless? Thank you all for the help in advance!
