Hello everyone,

I'm currently house hacking in the DFW area and looking to acquire my next property by house hacking the next. When I got this 1st property I was working full time and was able to do a primary conventional loan and put 3% down. My plan was to get my next properties the same way after a year of living in them. However plans have changed because I am no longer working my full time job and now only work part time. I have tried to get another loan with the lender I used previously and tried including my rental income to offset my DTI, but they have not counted it and I have been unable to secure another loan.


My question is, does anyone know of any lenders (possibly some smaller banks or credit unions in the DFW area), that would loan on another primary conventional so I could put a low down payment, and they would count my current rental income towards my DTI? The reason being, I have enough capital to go 5% down on properties in my buy box, but not enough to go 20% down. Or if anyone else has some other suggestions on best ways to get financing for my next property, please feel free to suggest!

Thanks for the info @Andrew Postell, do you know if it's the same thing for getting a conventional loan? Meaning would it be possible to get a loan on a primary property using a conventional without having to look at DTI? Or is it just more of the same with this situation as well?

Does anyone know of any small credit unions or any lenders in general, who are willing to do a cash out refi on a primary without having to look at DTI? I am currently between jobs so I've been having trouble finding somewhere I can do a cash out refi.

For context, I'm currently house hacking, but looking to do the cash out refi so I can hopefully get more seed money to get my next property. I'd try and house hack again, but being between jobs, I can't qualify for another primary mortgage at the moment. So I'm trying to get more seed money to be able to go 20% down with a DSCR loan.

Does anyone have any suggestions on how I could work this out?

Hello BP community. I just closed on my first property recently in the DFW area and need some framing work done on it. Since this is my first property I've owned and I'm new to the area, I'm looking for any referrals of any great contractors/framers in the area.

The work is to replace a beam that is holding up the second story additional unit that was built over the garage. It seems as if this work was not done too thoroughly by the people who originally did this addition because the beam in the garage has some visible bowing to it, you can feel unevenness when walking throughout the second floor, and you can see parts of the wall where it meets the ceiling is pooching out as well as having to force shut some of the closet doors.

Any referrals of contractors/framers who you have worked with in the past that have done amazing work for you would be greatly appreciated!

Hi Victor, I just closed on my first SFR in the Dallas area and planned on doing the RBTR method and would love to attend this event. However I won't be able to be in the area tomorrow, and was wondering if you letting people sit in virtually for this meeting?
