I am an agent that specializes in sourcing off-market investment properties for investors here in the Atlanta Metro Area. Typically my company sells anywhere between 45-60 properties monthly. I personally sell 4-5 monthly. Much of what we bring in is perfect for investors implementing the BRRR strategy, those looking to Fix and Flip (obviously), and those looking to buy and hold. We also come across a fair share of multifamily properties ranging from 2-8 units, although they are a but harder to find. We are a nationwide company with the ability to bring in deals that you might not find with an average wholesaler.

I think that is a solid starting point. Its difficult to give you a reasonable build cost just because there are a number of factors to consider. You will need to ensure that you have fire protection in the walls between each unit, separate gas lines, separate utility meters, permitting, and enough space in each unit (square footage). The good thing is, that with this being a long term buy and hold property, you won't need to buy extravagant furnishing for each unit. You can use basic grade materials which will certainly save you some money. This sounds like an awesome plan, and I think it will work out well for you, regardless. I am a licensed agent with an investment brokerage based out of Marietta. However, we have 2 other offices here in the state. We exclusively source off-market inventory based on our investors' interests. This means we are buying SFR perfect for fix and flips, turnkey rentals, small multifamily, vacant land for new builds, larger plots of land for developments, and more. I am an agent with an investment brokerage that exclusively buys and sells investment property all over Atlanta; anywhere from 45-60 a month. These are typically split between fix and flip properties, and buy and hold properties. Most of what we buy in that price range that is already cash flowing will be in S.ATL and South of 285. Places like Jonesboro, Riverdale, Hapeville, East Point, even Covington, and places over in Fayette County. We actually purchased a house all the way down in Columbus for $25k that was cash flowing quite well. It can definitely be a daunting task to take on these properties, but from what I've seen, tenants typically stay for quite a while. You can cash flow these above the 1% rule in most cases as well. I am simply looking to become one of many sources of inventory for off-market investment property all over Atlanta. My team is bringing in deals all over the city. Much of my focus is in Cobb, Bartow, Cherokee, Paulding, Forsyth, Gwinnett, N. Fulton, etc. (North of I-285 and North of I-20), BUT we have teams in Buckhead and Riverdale hitting everything south of the counties I mentioned. As my headline suggests, this easily totals anywhere between 45-60 properties a month. There is a ton of inventory suiting the needs of type of investor. We typically bring in an even ratio of Fix and Flips to Buy and Holds.
