I am a licensed agent that specializes in sourcing off-market investment properties for investors here in the Atlanta Metro Area. Typically, my company sells anywhere between 45-60 properties monthly. I personally sell 4-5 monthly. Much of what we bring in is perfect for investors implementing the BRRR strategy, those looking to Fix and Flip (obviously), and those looking to buy and hold. We also come across a fair share of multifamily properties ranging from 2-8 units, although they are a bit harder to find. I am currently analyzing a rental property in Ball Ground, GA. One of my clients is purchasing a mobile home on 2-acres leased for $750/mo and the tenants want to stay indefinitely. The purchase price is $57,000.00. The entire street and surrounding streets are all have a well as the water source. Based on what I saw, this property has no potential of being ported over to public water. In your experience, how detrimental is a well being used as the water source, and based on this quick run-down, is this still a decent buy?

@Jeff Kehl I understand that it may seem like a nuisance, but I post these ads with the goal of building new relationships. I post these ads twice a week (according to marketplace guidelines), contrary to how often I used to post these ads (at the time I wasn't aware they could only be posted twice a week). I get loads of keyword alerts that are irrelevant, but it doesn't bother me in the slightest. I am following community guidelines, marketing a service that I provide. With all due respect, you could just as easily remove Rome from your keyword alerts if an email twice a week becomes oppressive.

@Justen Ashcraft I have to agree with @Alex S. on this one. I deal with tenant issues all the time showing occupied property to the investors I work with. It tends to make potential buyers uneasy when tenants are unwilling to cooperate, and I've found that simply being up front with them almost guarantees smooth communication and cooperation between all parties. I wish you the best of luck, but seeing as I work with income property like this in the Atlanta area, I'd love to take a look when it hits the market!

Depending on the area, Townhomes can be just as, if not more, profitable than traditional SFR. In most cases, the HOA will cover some of the expenses that you would typically need to account for in SFR. Do you know if the roof, landscaping, etc. is your responsibility? As far as your occupancy strategy, Atlanta has a great AirBnB market. If the DD you've done thus far supports it, I would take that route all day. Its gaining a lot of traction around the city. There is a ton of development going on around Hartsfield-Jackson right now, with the Aerotropolis plans and more. I would get in while you can. Worst case scenario, you lease it to a traditional tenant and let the property appreciate over the next several years. How much rehab are you anticipating for the project? I work with a number of investors as an agent selling distressed property, so if you were to need help pulling comps, connecting with contractors, or anything else regarding the project, I'd be happy to help.
