Also if anyone has good advice or experience working with parents who are stubborn/ old school and what you used to convince them to change strategies

Thanks everyone for the warm welcomes and advice! To clarify some things, I am just working under my dad who owns it all although hoping to partner with him and develop systems to automate and grow the portfolio. My main issue currently is that my dad has recently closed out a family business operating out of 2 large commercial properties and in my honest opinion does not understand real estate investing, is extremely conservative and the general cash flow is pretty minor compared to the amount of owned equity. He is considering selling off one of the properties and getting a ground lease to have someone else develop the other property. Curious what people think is a generally low risk strategy to leverage owned property for cash flow? 

Hello All! I'm Andrew, a 28 year old from Baltimore Maryland, just starting out on my real estate journey. I am starting to work with my dad who has a dozen or so rental properties and 2 massive commercial properties that are all fully paid off and are not being leveraged. My goal is to generate wealth to sustain myself and family as well as create a place in the DC/ Baltimore area where people can heal trauma utilizing nature immersion, community , and entheogenic medicines. I have grown up around a lot of wealth and have seen so much misery. I believe each person is here to contribute something to the greater whole and I see trauma as the biggest thing preventing people from living full and healthy lives. I would love to connect with people who are leveraging their real estate to make a difference in the world and who are passionate about nature and trauma healing. I would also be curious to hear anyone's perspective on how to leverage 10M+ in equity to generate more cash flow. Lastly I'll share that I have listened to most of the first 37 BP podcasts and am beyond grateful that this community exists to help people create wealth without the ego that is commonly associated with it.
