Hi All,

A couple of quick questions and poll to the group here - I originally posted only in the Commercial section but want input from from investors in all different asset classes.  We're in the process of building a podcast platform and wanted to solicit some input from this group.

-Why do YOU listen to a podcast? What are you listening for? Advise, entertainment, etc?

-What are you NOT getting today that you'd love to tune in to?

-What do you listen to now that you want MORE of?

For rent comps, you need to find something as close to the property as possible to get a "real" rent comparison.  The county itself can be quite broad and can vary quite a bit.  Make sure to look at age of property, upgrades/initiates, floor plan comparisons, etc.

As far as the cash flow analysis - be sure you're factoring in repair reserves as well as capital improvement plans for items that are nearing end of life.

@Ola Dantis thank you! I too am all about cutting out the fluff and getting to the most valuable insights as efficiently as possible.  Not everyone will likely be this open but we hope to seek out those who will "put themselves out there."

@Account Closed did you have specific investments types in mind? Please do share.

@Tina Thornton I'm working with @Todd Dexheimer as part of his Mastermind program and it's been great.  I chose his program vs. some of the other names as mentioned above for a few reasons:

1) Much more frequent 1:1 time with the 'main' name to help craft my planning and actions

2) Potential partnerships with Todd or the other Masterminds

3) His style is a bit more laid back which suits my own style as well

4) I love to learn on my own and was already heavily motivated - didn't need the formality / overly structured training classes that I would have paid for with some of the others

Perfect, thanks for the feedback Andrew :)  I've received more feedback (here and FB groups) asking for MORE on the "learnings" side vs. all the successes.

Obsession level 10 ENGAGED!

Each week my plans and actions get increasingly larger and I've become even more inspired.  I'll hit the highlights from the past week:

-Decided to launch my podcast platform for one main reason - this is a proven way to reach my primary goal as quickly as possible which is to help 10,000+ individuals invest in real estate over the next 5 years.  I've never been too concerned with the number of doors or $ in AUM, although those will certainly follow in scale anyway.  I've talked with dozens of people over the past few weeks and I'm THRILLED to help each of them even if in a small way.  For me personally, the more people I can help with their goals the better! 

-Prepping for my upcoming "field" trip to Tampa, scheduling time with PMs, Brokers, Attorneys, and fellow BP contacts!

-Continue to educate through countless podcasts, learning about starting a podcast, mentoring/coaching sessions, and books.  About halfway through "The 10X Rule" by G. Cardone - while it's quite repetitive, there is something to be said for the message in the book, the underlying passion, and the emphasis and utmost necessity for massive action and personal accountability.

More to come...for those still following, keep crushing your goals this year! Persistence and MASSIVE action are 100% neccessary.  Be on the lookout for big moves coming from me and my partners this year and well beyond...

Amen to all of this! Your voice is heard and many (including myself) can relate.  The first 4-5 interviews I have on my list are focused exactly on these profiles - those with some success, many failures, and are NOT well known names.  It's good to hear from the bigger names as well to see "what can be possible", but I've always found the "works in progress" the most motivating.
